Most of the commercial work in the Metro East isn't glass-and-steel high-rise. It's the storefront on Main Street, the church around the corner, the warehouse off Highway 159, the small-business strip in Glen Carbon. We do those.

Flat or low-slope roofs need different materials and different installers than residential shingle work. We're certified GacoRoof applicators, we do EPDM and modified rubber to commercial spec, and we coordinate with property managers and building owners directly. No subs.

EPDM rubber

EPDM single-ply membrane

The most common commercial flat-roof material in the Metro East. Black or white membrane, fully adhered or mechanically fastened. Lifespan: 25–30 years when installed correctly.

Modified bitumen

Modified rubber roofs

Heat-welded or self-adhered modified bitumen for tougher commercial applications. Multi-ply systems for traffic-heavy roofs and HVAC-dense decks.

GacoRoof

Silicone roof coatings

Authorized GacoRoof applicator. White silicone coatings that restore tired EPDM, modified, or metal roofs without a tear-off. Reflective. Energy-efficient. Warrantied.

What types of commercial roofs do you install?

EPDM rubber, modified bitumen, and GacoRoof silicone coating systems for low-slope and flat roofs. For sloped commercial roofs we install asphalt shingles (CertainTeed and Owens Corning).

Can you work around our business operations?

Yes. We schedule commercial work to minimize disruption — early mornings, weekends, or phased over multiple days depending on what your operation needs.

What is the difference between EPDM and modified bitumen?

EPDM is a single-ply rubber membrane, fully adhered or mechanically fastened. Modified bitumen is an asphalt-based system that's torch-applied or self-adhered. EPDM is typically less expensive; modified bitumen handles foot traffic better.

Do you offer roof coatings as an alternative to full replacement?

Yes. We're a certified GacoRoof silicone coating applicator. For a commercial flat roof that isn't ready for full replacement, a coating system can add 10 to 15 years of life for a fraction of the replacement cost.

How long does a commercial flat roof last?

EPDM and modified bitumen systems typically last 20 to 30 years with proper maintenance. A GacoRoof silicone coating extends the life of an existing roof by another 10 to 15 years.
